  • Review and audit all contracts, supporting documents, and disclosures to verify execution and accuracy
  • Review the preliminary ALTA for accuracy
  • Coordinate paperwork throughout the transaction with all parties
Introductions & Coordination
  • Send introduction emails with a copy of the contract to the title company, lender, cooperating agent, and client
  • Assist in coordination of earnest money and obtain a copy
  • Source and deliver utility information to the client
Inspections & Deadlines
  • Schedule inspections within the inspection period, coordinating dates and times with all parties
  • Update the agent on the inspection period deadline to submit or receive a Repair Proposal
  • Update the agent on the inspection resolution deadline
  • Update the agent on the final walk-through deadline; assist collecting invoices from the repair amendment
Lender, Closing & Communication
  • Request lender updates throughout the transaction per contract deadlines
  • Coordinate closing with the client and title company
  • Add all important dates to the agent's calendar
  • Provide a weekly file update and summary

Managing Partner
With more than a decade of experience as a practicing real estate agent, she has guided countless families through one of life's most meaningful milestones — from first-time purchases to cross-state relocations. As a Texas transplant herself, she brings a personal fluency to the relocation journey that her clients feel from the first conversation.

What distinguishes her in the industry is a command of the title process that very few agents possess. She understands precisely what it takes to keep a transaction on track when title complexities arise — and has built a reputation for getting deals across the finish line, even when others can't. That expertise is the backbone of Tailor-Made Transactions.

She is also a committed mentor to new agents, sharing hard-won insight and helping the next generation of real estate professionals build careers on a foundation of knowledge, confidence, and genuine client care.
Brandon Baca
CFO
Brandon Baca is the Founder and Managing Broker of Ten Oaks Real Estate, a residential brokerage he built from the ground up in Middle Tennessee and grew into a multi-state firm with more than 120 agents and offices across Tennessee, Texas, and Oklahoma. A top-producing broker for over 15 years, Brandon has personally closed more than $100 million in residential sales, working with clients on everything from first home purchases and relocations to short sales and fast-turnaround listings.

Beyond his own production, Brandon is widely recognized as a mentor and coach in the industry, training both new and experienced agents through Ten Oaks Academy. A United States Marine Corps veteran who served in Ramadi, Iraq during Operation Iraqi Freedom, he brings the same discipline, integrity, and service-first mindset to real estate that defined his military career.
Steffany Armstrong
Agent & Advisor
Steffany has built her real estate career in Middle Tennessee from the inside out, combining front-line agent experience with the operational and marketing expertise that keeps a brokerage running. A licensed agent since 2018, she spent her formative years with Ten Oaks Real Estate in Franklin, working directly with buyers and sellers before stepping into the role of Operations Manager — overseeing agent support, transaction coordination, systems, and process across a fast-growing, multi-office brokerage.

Today she serves as a Director of Marketing, translating ground-level market knowledge into strategy that helps agents and listings stand out in one of the most competitive housing markets in the country. Her dual fluency — deep local market knowledge paired with operational and marketing command — is what makes her such a valuable advisor.
